Garage paint and big-box epoxy kits sit on top of the slab instead of bonding into it. Add a garage door that opens to direct Valley sun, and thin coatings chalk, peel, and lift with the tires. Polyaspartic bonds to mechanically prepared concrete, holds up under hot-tire pickup, and seals the open pores where dust collects.
Not every Tempe slab needs the same thing. North Tempe and infill properties often have older slabs with stains, patch marks, and cracks that need to be addressed before any coating goes down. Warner Ranch and The Lakes homes are usually after the opposite: a polished, HOA-friendly finish that reads well against stucco and tile roofs.
